RENTAL AGREEMENT FOR HOLIDAY APARTMENT

Upon signing the contract, copies of the identity cards (front and back) of all persons must be sent via email or WhatsApp. Only these persons may stay overnight in the apartment. This is for insurance purposes.

Article 1 – Rented property
The lessor rents to the lessee the holiday apartment located at:

Description: Apartment 1A – on the first floor – 2 bedrooms – 2 bathrooms – well-equipped kitchen with fridge/freezer/oven/microwave/dishwasher/coffee machine – living room with TV including TV Vlaanderen subscription – bed and bath linen – air conditioning – hairdryer – washing machine – use of underground parking and use of communal swimming pool – elevator

Article 2 – Rental period
The rental period runs from …………… up to and including …………….
The lessee must vacate the apartment in good condition on the end date by 12:00 PM at the latest.

Article 3 – Rental price and payment
The total rental price is € …………… including water and electricity. Cleaning costs to be paid mandatorily in addition to the rent: €145.00. These costs are outsourced to an external company.

The lessee must:

  • Pay a deposit of €200.00 (security deposit) upon signing this contract + a 50% advance payment of the rent (= ………. €)
  • Pay the remaining amount ( ……….. €) + cleaning (€145.00) by ………………. at the latest, being one month before the start of the rental period.
    All payments must be made via bank transfer to account number BE71 7360 4319 4669, in the name of Deruyter-Depreiter R stating the name + rent El Jinete + period

Article 4 – Security deposit
The lessee shall pay a security deposit of €200.00 upon signing this contract. When making the payment, please also clearly state ‘deposit’ + name + rental period.
This deposit will be refunded within 14 days after departure, provided there is no damage or missing inventory.

Article 5 – Cancellation

  • In the event of cancellation by the lessee up to 30 days before arrival, 20% of the total rental price will be retained. However, in consultation with the lessor, there is the possibility to arrange an alternative rental period, depending on availability. Any price differences will be settled.
  • In the event of cancellation within 14 days before arrival, the lessee owes 50% of the rental amount.
  • Cancellation must be made in writing via email, to which a reply will be sent by the lessor.

Article 6 – Obligations of the lessee

  • The lessee must use the (new) apartment with due diligence.
  • The lessee must report any damage or defects to the lessor immediately.
  • It is not permitted to have more persons staying in the apartment than agreed upon. Subletting or transfer to third parties is not permitted.
  • Pets are not allowed.
  • Smoking in the apartment is prohibited.
  • The lessee is responsible for complying with the house rules and local legislation.

Article 7 – Liability and insurance

  • The lessor is not liable for damage, loss, or theft of the lessee’s personal belongings.
  • The lessee is liable for any damage to the apartment and the inventory and must provide compensation for this.
  • The lessee is advised to take out travel and cancellation insurance.

Article 8 – Handover and termination of the rental
Upon departure, the lessee must leave the apartment tidy and in the same condition as upon arrival. The rooms do not need to be cleaned. The bath and bed linen should be placed in the small utility room.

Article 9 – Arrival/Check-in/Check-out
A few days before arrival, Abrazatucasa (https://abrazatucasa.com/), the manager of the apartment, will contact the lessee by phone or via WhatsApp and inform the lessee about the check-in process. When handing over the keys, the manager will provide the lessee with the necessary explanation regarding the apartment and the facilities. The lessee will also receive clear instructions on-site regarding the key handover at check-out.
